How do I get my house on the market with?

Just give us a call on 08450 773 777 or click here. We will then arrange for a consultant to come and visit your property to measure up and take photos etc.

Who takes the photos and does the floor plans and virtual tours?

We do. Once you have got in touch with us and confirmed that you would like to go ahead with marketing your property, we will send one of our consultants to see you to take all the photos, floor plans and write the details. You just have to be there to let us in!

Why do you have to come and do the photos? Can’t I just email them over to you?

No. As members of both the Ombudsman for Estate Agents and the major property websites; we are guaranteeing the accuracy of the details according to the Estate Agents Act 1979 and the Property Misdescriptions Act 1991.

When can Property World come and see me?

Generally speaking, we can get someone out to see you within 48 hours.

How long does it take?

Depending on the size of the property, it will take anything from half an hour to 2 hours.

When does it actually go on the market?

As soon as our consultant gets back to the office, our administration team will begin work on loading the property on to the various websites. It will take no longer than 48 hours to get the property on to the main websites.

Does it matter if my home is on the market with another agent?

No, but you would have to check the contract you are in. We are classed as estate agents and you may find yourself bound by the terms and conditions of the contract that you have signed with your current agent. We do not believe in sole agency agreements and Property World do not penalise you if you decide to market your property with an additional agent.

Will you value my property for me?

When you instruct Property World as your appointed estate agent we allocate a free valuation report, which details the following:-

  • Current prices – average prices
  • Price trends
  • Market activity
  • Priced achieved
  • Market demand – buyers & instructions
  • Actual sales
  • Property comparable & estimated values
  • Current prices in your region

How does it work when someone wants to view my home?

We handle the appointment on your behalf and agree a date and time with both yourself and the potential buyer. We ask you to show the potential buyer around your property and you know your property better and it helps to keep the fees down. We will vet every applicant before they visit your home. We store all personal details, and adhere to the Data Protection Act.

What happens after the viewing has taken place?

We will gather feedback for you and advise you what the applicant thought of the property – either by phone or by email.

What about offers?

Offers will be made through us and we will report every offer to you by telephone and in writing. We are absolutely committed to getting a price that you are happy with and will negotiate on your behalf until we have reached an acceptable figure to you.

How long can I market my property with you for?

We will market your property until it is sold or you ask us to take it off the market. We will provide you with a valuation report, which is a guide as to what your home is worth based on similar property prices in your area, of course we will be happy to put your property on the market at a price you decide but it should be a realistic price.

Why do you charge up front fees?

Most agents only earn money on around 25% of the properties that they come into direct contact with. This is why their fees are so high – they are charging you for the work that they don’t do! Imagine if the estate agents earned money on 80% of the properties they came into direct contact with. High street agents alone could bring their fees down by around 70%. As we have lower overheads, our fees can be around, on average, 85% lower than high street agents. If we didn’t charge up front fees, this wouldn’t be possible.

What happens once the property receives an acceptable offer?

Once you have agreed to sell your property, Property World will inform all parties involved by sending out sales memorandums, these are letters that outline the details of the sale, they are sent to both sets of solicitors and both the buyer and seller will also receive a copy.
Property World will also monitor the progress of the sale and continue to provide support and information, should you or your buyer wish to discuss any matters all the way through to exchange and completion. This includes Property World keeping in touch with other agents in the chain, above and below, monitoring/arranging surveys and regular liaison with both the buyer and sellers’ solicitors.

What’ s the catch?

There isn’t one! We are genuine estate agents and we sell homes of all types in any area of the world.

Will there be someone to talk to at Property World for help and advise?

Yes, there is always a human voice at the end of the phone to answer any questions you may have.

What happens if I have a technical problem?

Where will my home be advertised?

Over 85% of potential buyers start looking for property via the internet. 90% of these potential buyers look at more than 1 property portal to find a home. That’s why we will advertise your property on all major property portals including Findaproperty, Primelocation, Rightmove, Propertyfinder, Think Property, Hot Property and Fish4homes. These websites generate around 80 million buyer searches per month.

What’s the first step if I decide to sell my property through Property World?

We will then arrange a convenient date and time to book a home visit.

We certainly hope our website clearly defines who we are and what we have to offer, but to list the procedure in marketing your home, we will detail the following step by step guide.

  • To book your home visit we require payment in advance for the first element of our service. This involves our agent visiting your home and collating the full particulars, floor plans etc. The fee may be collected by calling 08450 773 777 or click here.
  • Our internal sales team will build a vendor information form on your behalf and allocate a date and time when our agent will visit your home. We offer a time window service of one hour, so you know exactly when the agent will arrive.
  • This vendor information form is uploaded to your account and you can confirm when it is more convenient for viewings and what your position is in terms of moving out.
  • We will order you’re for sale board and erect it for you.
  • Once the agent visits your home – we will produce your own webpage usually within 48 hours, and it will be ready for you to approve the content. Marketing does not commence until you have approved the details from your online account.
  • Once approved your property will be automatically forwarded to our partner network.
  • We will then handle all enquiries on your behalf and manage your viewing arrangements. After each viewing we gather feedback and forward this to your online account for 24 hours access.
  • Our team of negotiators handles all offers and they will ensure that all buyer chains and mortgage qualification are undertaken to present a viable offer to you. This is an important process and one we take very seriously – they will also manage your case until the survey is booked.
  • Once the survey is booked your case will receive updates weekly from your buyer’s solicitor to assist in a smooth sale transaction.
  • Once your case is complete we receive our final commission via your appointed solicitor. We highly recommend our partners as we receive daily case updates and can smooth out any issues immediately.

I’m concerned about my personal details being exposed, if I put my house up for sale online?

Property World are official estate agents and we fully protect the identity of all clients by personally talking to all potential buyers.
We NEVER release your contact details over the telephone and we certainly don’t expose your contact details on-line. We believe that this adds security, and saves you time whilst protecting you from unwanted callers.

What is the difference between Property World and a local estate agent?

We provide virtually the same service you would receive from a conventional high street estate agent but for a much lower fee. All you have to do is show people around your property and let us take care of everything else. As we are online estate agents we do not have expensive overheads, this allows us to offer you such low fees.
